This ground-floor condo in the quiet Tropical Waves community puts a king suite, a queen bedroom, two baths, and a full kitchen behind one easy door, with a covered patio out front and a free-form pool a few steps beyond it. The sand is a short walk downhill and downtown Coco's restaurants are a pleasant stroll. Cool gray interiors, AC everywhere, ceiling fans spinning. It's the simple, breezy version of Costa Rica, and it books fast.
Welcome to Tropical Waves, one of Playa del Coco's quiet little secrets. This small gated community of red-roofed, pastel buildings wraps around a free-form pool and tropical gardens on the green edge of town, close enough to walk to the beach, far enough to hear birds instead of bar speakers. Unit 9 is on the ground floor, so you can skip the stairs entirely: park, step in, exhale.
THE LIVING SPACE
Inside, the palette is calm and modern: soft gray sofas around a marble-top coffee table, playful Costa Rican wall art, a smart TV, and cool tile underfoot. A ceiling fan and quiet AC keep the whole space comfortable through the warmest afternoons. The layout is open from the living room through the dining table to the kitchen, so nobody's ever left out of the conversation.
THE KITCHEN
The kitchen mixes warm wood cabinetry with crisp white quartz counters and a tiled backsplash, plus stainless appliances: full-size fridge, electric range and oven, and microwave. There's a coffee maker for slow mornings and all the cookware, dishes, and utensils you need to cook the fresh fish you'll inevitably buy after your first trip to town.
THE BEDROOMS
The primary suite is the treat: a handsome wood-framed king bed, AC, a ceiling fan, and its own ensuite bathroom tucked behind a sliding barn door, with a modern floating vanity and walk-in shower. The second bedroom has a queen bed, AC, a dresser, and a comfy reading chair, with the second full bathroom just outside the door. Sleeps four, no compromises.
THE PATIO AND POOL
Your covered front patio comes with a table and chairs and a ceiling fan, the right spot for coffee at sunrise or cards after dinner. A few steps away, the community pool curves through the gardens with plenty of room to float, and the shaded rancho next to it has a grill and picnic tables for a proper afternoon barbecue. There's also a shared laundry room on site, so beach towels and swimsuits stay in rotation all week.
THE LOCATION
Here's the part that makes Tropical Waves work so well: the beach is a short walk away, about 5 to 10 minutes downhill, and downtown Playa del Coco with its restaurants, supermarkets, pharmacies, and nightlife is a 15 to 20 minute stroll (or a two-minute drive). You get walk-everywhere convenience and a quiet night's sleep. That combo is rarer than it should be.
Playa del Coco is one of Guanacaste's most loved beach towns, and Tropical Waves sits on its calm, leafy edge. The beach is a short downhill walk: a long, curving bay with gentle water for swimming, pangas bobbing offshore, and sunsets that empty every restaurant patio at 5:30 sharp. Keep strolling and you hit the heart of town in 15 to 20 minutes, where the main strip runs down to the sand past seafood restaurants, taco spots, cafes, gelato, and beach bars. Supermarkets, pharmacies, ATMs, and tour desks make logistics easy, and Coco is the region's main launch point for Catalina Islands snorkeling and diving, sunset catamaran sails, and serious sport fishing. Liberia International Airport is about 25 minutes by car, so you land, you drive, you swim.
Check-in after 3:00 PM, checkout by 11:00 AM. 4 guests maximum. No smoking. No parties or events. No pets. Quiet hours 10:00 PM to 7:00 AM (community rules). Pool closes at 10:00 PM; no glass, food, or smoking in the pool area; no lifeguard on duty; children under 12 must be accompanied by an adult; swim diapers for babies. Laundry room hours 6:30 AM to 10:00 PM. One vehicle per unit.
Guests have the entire ground-floor condo, the assigned parking spot, and the Tropical Waves pool, rancho, gardens, and laundry room. Self check-in via lockbox.
Tropical Waves 9 is managed by the team at Expat Properties CR. We live and work in Playa del Coco, and we're quick to answer when you need a restaurant tip, a tour booked, or anything at all during your stay. You'll have our local numbers, and we can arrange airport transfers and tours.
The pool, rancho, and laundry room are shared with the small Tropical Waves community. Laundry is in a shared on-site laundry room (6:30 AM to 10:00 PM), not inside the condo. Quiet hours are 10:00 PM to 7:00 AM, which is a feature: this is the peaceful side of Coco.
